Full-service management means our team handles everything — tenant screening, rent collection, maintenance, renewals, and evictions — on your behalf for a 6% monthly fee. Self-serve assistance gives you access to our platform, tools, and guidance while you retain day-to-day control of your property. Both options are available through our client portal.
The fee is 6% of the gross monthly rental income collected for your property. For example, if your property rents for $1,800/month, the management fee is $108/month. There are no hidden fees — tenant placement, renewals, and evictions are billed separately and only when those services are performed.
When Reilly's Real Estate Brokerage represents you as the buyer on a property purchase, we waive the monthly management fee for the first 12 months after closing. Restrictions apply — contact us for full eligibility details and terms before closing.
As the property owner, maintenance costs remain your responsibility. However, under full-service management, we coordinate everything — obtaining bids, vetting vendors, scheduling repairs, and keeping you informed throughout. We work to find qualified, fairly priced contractors and will never authorize major repairs without your approval.
We follow a structured collections process — starting with reminders and late fee notices, escalating to formal demand notices per Texas Property Code. If the tenant fails to cure the default, we initiate the eviction process on your behalf. Our $350 service fee (plus court costs) applies only if a court appearance is required.
Every applicant goes through a thorough screening process including credit check (minimum score requirements), national criminal background check, eviction history, income verification (typically 3× monthly rent), and rental reference verification. We present qualified applicants and recommend the best fit — the final decision is always yours.
Yes. We understand that your needs may change over time — whether you want more hands-on involvement or prefer to step back entirely. Contact your account manager to discuss transitioning between service tiers. Changes typically take effect at the start of the following billing month.
Full-service management is available in Tarrant, Denton, Dallas, Ellis, Parker, Johnson, and Wise counties. For properties outside these areas, we offer our Self-Serve Management Assistance platform — available statewide throughout Texas — giving you the tools and resources to manage your property professionally on your own.
